If you want to come to Thailand to live,
Chiangmai has a very cool season, no floods or disasters yet has all
the amenities without being congested with lovely International airport. and another airport will be built in Sankaempaeng due to the amount of flights conjesting the present Chiangmai airport. Every day we have 2 flights from Guangzhou China daily as at 2018. We do have a condo complex in Bangkok 2480 units for sale which are not finished on behalf but it is up to the buyer to negotiate with owner. WHAT TO BRING WITH
YOU:
Well, you can buy most things in ChiangMai as they have 4 large
superstores: Carrefoure (French); Makro (Thai), Lotus (British) &
Big C { Thai} which all have a large variety of goods & food -bulk
products. 3 are on the superhighway & Lotus is on the Hangdong Rd. There's also supermarkets like
Rimping off Chang Puak Rd (North), Tops in the Airport
Plaza (South) & Central department store (West) (Kaad Suan Kaew)
& what you can't find here you
buy at the many markets all over town. Chiangmai has loads of fresh
markets selling everything from hot foods to vegetables, fruit, meat,
fish etc and is Thailand's 2nd biggest city. As well all the dept stores have Food Courts including Central Festival, Maya, Airport Central and Central Dept so no shortage of food places. Makro also have a mini wholesale store in Nimmanhemin. Water can be purchased delivered to your home or condo right to your door at 15 baht per
20 litre plastic bottle. Just bring your favorite foods
but forget the clothing as that is cheap here. Many 7/11s everywhere and open all day and night. Furniture is cheap for vineer &
most places if not all will deliver to your home but best ask first. You can buy 2nd hand
items as well and we have an excellent monthly news on
buy/sell/exchange.

TV AND INTERNET :
Well,Chiangmai has a great assortment of services for Internet and TV. You can get a yearly program as well using your sim number for internet and tel .3BB has Inernet as does True and WETV you can pay by the month. It pays to shop around but Internet unlimited range around 350 baht a month to 450 baht a month. Coverage is Ok as well. You can top up your simm card mobile number at any 7/11

GETTING AROUND:
ChiangMai is so different and easy to get around unlike cities such as
Bangkok. Being the second largest city it is conjested during peak hours and the old city has
charisma that no other
city has. Chiangmai is in the Lanna Kingdom and you will never get lost--Doi
Suthep mountain is on your west and once you know that the rest is easy.Chiangmai now has blue buses that ply right around the city for 20baht so you can hail and hop on? if you can't find the bus stop. Very nice new buses and worth the ride. You can also get them from Chiangmai airport and they all speak English so can tell you which bus to catch. When you come out of the airport door look North as if going to the city and you will see the buses parked past the yellow and blue taxis.
Motorcycles cost around150 baht to hire per day on a monthly
basis about 200 baht daily &
vehicles 900 -1200 baht a day; songteaws cost 20 baht per route but ask first
the
price. Make sure you wear a helmet as many Road checks and 500 baht fine. A COUNTRY LICENSE IS NO GOOD IN tHAILAND so do yourself a favour and obtain an International License before arriving.
Tuktuks cost a min 50 baht but again you must ask the price before you
accept the lift--but theyre noisey and can be pricey. Don't worry there's loads of them around day and night
so if one is too dear move on to the next. The best if going a long way is to use GRAB app which is hailing a car which will be with you within 3-5 minutes. Usual price is approx half that of a Taxi but please pay the driver before you get to the destination. This is now popular all over Thailand as an alternative taxi service.

BUYING A CAR OR
MOTORCYCLE:
Theres plenty to choose from in Chiangmai. Should you be interested in
purchasing a motor vehicle then ask us about the paper
work, procuring the right car, changing the papers into your name,
insurance cover etc. Expat Motors are good but buying a used car is best at Honda dealer on the Mae Jo road or even Toyota Dealer past Maya on the superhighway. You must possess an International drivers license and hold a non
immigrant visa to purchase in your own name with cert of residency. Keep to the popular models like the Vios, Hona city or Jazz etc as easy to fix. Some owners use Thai people
to insert in their name but we do not recommend this as you can lose
your car & more than not you will. If youre on a retirement visa then easy to get a Residency Cert then buy your car. We also do not recommend leaving the vehicle in the other person's
name or anything else for that matter!. You must however have a non immigrant visas to have vehicles in
your name via a Residency Certificate.
THAI DRIVER'S LICENSE
A must if you want to stay in Thailand for a long time. Many people just
cannot be bothered but we recommend it as your International license is
only valid for 6 months here. Please bring your original driver's
license with you. The test is colour test then written test which is digital using a desk and computer. If you fail they allow you to do again. Then following day you do the driving tests and again fairly straight forward.as well
If you want both the car & motorcycle license best do this at the
same time as you need a letter from your Embassy for one license but can
photocopy if you do both at the same time. Otherwise you need a Cert of Residency and for this you go to Immigration dept and file one day then uplift a wekk later.

1/. Check security and talk to some owners.
2/. Look at water; if any flooding as some condos have underground car parking and prone to flooding.
3/. Check if condo management have sinking fund & yearly payment costs?
4/. Check if management will file online once you arrive at your condo with Immigration. If not do not buy?
5/. Check the rooms, water electricity and how long the condo was built.
6/. Check amenities and if safe--eg Lifts, stairs, fire hoses etc.
